House Designs
General Design & Specifications
- Homes will be designed and constructed to maintain enduring quality craftsmanship and provide sustainable living for the inhabitants.
- The Concept Designs are intended to create open & comfortable living space with flexible space planning to suit a variety of lifestyles. The designs accommodate modifications to reduce or increase size and living areas based upon needs.
- The lots and house locations have been carefully evaluated to provide privacy and capitalize on the natural surroundings, including views of the surrounding forest and Champlain Valley. House sites and designs have been created to enable maximum Passive Solar Gain to increase comfort and energy efficiency.
- House designs and sites provide for optional walk-out basements that can be flexible, low cost but high quality living space.
- Designs provide options for outdoor and seasonal features, including decks, stone patios and screen porches.
Building Construction & Healthy Environments
- All framing will be designed & constructed to implement a combination of Structural-Insulated-Panel construction and ‘Advanced Framing Techniques’ to enable maximum energy efficiency, and minimize thermal bridging.
- Efficient building design & construction methods will minimize construction waste, and reduce construction cost.
- Materials and techniques will maintain healthy indoor air quality. Building materials will be selected that eliminate harmful byproducts in production and materials that maintain healthy indoor air quality upon installation. Any natural pollutants such as Radon will be mitigated with Radon resistant construction techniques.
Energy Efficiency
- Energy Efficiency standards to satisfy Energy Star Ratings will be surpassed.
- Insulation and Thermal envelope systems will be designed to achieve ‘Super-Insulated’ homes with the following R-Values, which are approximately twice the insulation values of standard well-built homes
Roo: R-52 and above
Wall:s R-38
Foundation: R-10 - Insulation systems will combine a variety of techniques and materials including SIPs, Recycled Cellulose Insulation, Sprayed Polyurethane Foam, Rigid XPS and Polyiso Foam Insulation and air sealing of all penetrations with foam.
- Homes will receive ‘Blower Door’ Testing during and after construction to confirm successful air-sealing and measure performance of the building.
- Triple pane windows with high solar heat gain coefficients on the South Elevations will be available as an option.
- Radiant heating systems, partially installed in concretes slabs will provide consistent, efficient and comfortable heat.
- Heating systems will be top-performing, high –efficiency boilers ‘95%-plus’. Optional alternative systems will include heat pumps coupled with PV, pellet boilers and solar hot water systems.
- Energy Recovery Ventilation systems will be standard on all homes
- Wastewater Heat Recovery systems will be installed to recover heat from water in drain lines, and pre-heat hot water.
- High efficiency water fixtures such as toilets, showers, faucets will be incorporated to conserve water consumption, and still maintain practical and comfortable function.
- High efficiency lighting and appliance options will be provided in allowances.
- Wood or pellet stoves will be available as a heating option.
Exterior Materials
- Exterior materials, including siding, trim and porch elements will be a combination of natural wood products that are treated and finished to minimize maintenance and long-last, pre-finished cement siding.
- Locally sourced and sustainably harvested wood products will be utilized for many exterior elements.
- Metal Standing Seam roof will be available as an optional upgrade.
Interior Finishes
- Interior finishes will be of impeccable quality and craftsmanship that Red House has established its reputation upon.
- Material selection will have an emphasis on utilizing products that are locally sourced or manufactured with sustainable methods. We will use certification standards such as FSC (Forest Stewardship Council) and the Vermont Family Forest program as guidelines for material selection. Locally grown and milled wood will be utilized for features including wood floors, trim, cabinetry and staircases. Other natural and recycled content products will be implemented for features such as flooring and counter tops.
- Interior finishes such and paints and protective coatings will be Zero V.O.C products that meet Green Spec standards for manufacturing and indoor-air quality standards.
- Master Baths will have tiled floors and showers and include a soaking tub.
- Appliances will be selected for energy efficiency and reliability.
